Property Tax Error : Overcharged


We would like to make our local taxpayers aware of a calculation error in some property tax bills. We have found numerous examples of taxpayers shortchanged on the property tax deduction for their homeowners exemption. Property owners eligible for the homeowners exemption should receive a benefit that reduces the property tax burden by an amount equal to 10,000 times the local property tax rate. In the example above, this taxpayer should have received a $626.20 reduction in property tax. Instead, the Cook County Assessors office miscalculated the deduction and granted a homeowners exemption worth $25.67. This taxpayer will pay $600.53 more than their fair share unless they receive a corrected tax bill.

Please review your property tax bill carefully.

We encourage taxpayers to double check the calculation of the homeowners exemption on the most recent tax bill due Thursday, August 1st. If you find an error, please reach out to Assessor Hynes and we will ensure you receive a corrected tax bill.

Taxpayers with homes prorated over multiple parcels must add the homeowners exemption amount granted for all parcels when checking the County's math.
